This Cookie Policy describes the types of cookies and similar technologies used on the institutional website propertize.it (the "Site"), pursuant to art. 122 of Italian Legislative Decree 196/2003 (Privacy Code), Directive 2002/58/EC (ePrivacy) and the Guidelines of the Italian Data Protection Authority (Garante) of 10 June 2021 (provision no. 231, web doc. no. 9677876). For any other information about the processing of personal data, please refer to the Privacy Policy. The legally binding version of this notice is the Italian one.
1. What cookies are
Cookies are small text files that the sites you visit send to your device, where they are stored to be sent back to those sites on your next visit. Similar technologies (such as local storage and web beacons) may be used to collect information about your device or browsing. For simplicity, all these technologies are referred to as "cookies" in this notice.
Cookies are divided into technical (necessary for the operation of the site or to provide a service requested by the user, for which no consent is required) and profiling cookies (intended to track the user and build profiles for marketing purposes, for which prior consent is required).
2. Cookies used by this Site
The institutional Site is built in static HTML and follows a data-minimisation approach. The cookies and similar technologies used fall into two categories:
- Technical and navigation cookies: strictly necessary for the operation and security of the Site and to store the preferences expressed by the user, including the choice made on the cookie banner. No consent is required under art. 122, paragraph 1, of the Privacy Code.
- Analytics and measurement cookies (PostHog): installed only with the user's prior consent, they are used to measure the Site's performance and to reconstruct sessions and browsing journeys across the pages and subdomains of Propertize. They involve storing a pseudonymous identifier on the device. Until consent is given they are not installed and collect no data. They are described in detail in section 3.
- No advertising or marketing profiling cookies: the Site does not install behavioural advertising cookies and does not use Google Analytics, Meta Pixel or Google Tag Manager.
- Self-hosted fonts: typefaces are hosted directly on the Site and are not loaded from external content delivery networks (CDNs). As a result, merely visiting the pages does not transmit your IP address to third-party providers to load the fonts.
3. Third-party cookies and tools
Some features of the Site rely on third-party services that may install their own cookies or use local storage. These tools operate only in the cases indicated and according to their respective notices:
- PostHog (traffic statistics and measurement): to analyse the Site's performance, reconstruct browsing sessions and the user's journeys across the pages and subdomains of Propertize (including app.propertize.it) we use PostHog. The tool is active only with the consent given through the banner: until then it installs no cookies and stores no identifiers. Once consent is given, PostHog stores a pseudonymous device identifier and a session identifier, shared across the propertize.it subdomains to estimate visits and funnels; no name, email or other contact data is processed for statistical purposes. Data relating to the Site is hosted on infrastructure located in the European Union (eu.i.posthog.com, Frankfurt). Notice: posthog.com/privacy. The detail of the individual cookies and identifiers is set out in the table below.
- Booking engine (booking.propertize.it): the booking and payment system is provided on the booking.propertize.it subdomain through the Avantio platform and has its own cookie notice, available at booking.propertize.it/en/politica-dei-cookies/. This Cookie Policy does not govern the cookies installed on that subdomain.
- Links and buttons to external platforms: the links to social networks (Instagram, Facebook, LinkedIn), WhatsApp and Google Maps on the Site are simple links: they do not embed third-party content and do not install cookies until you activate them and are taken to the destination site, which applies its own policies.

4. Legal basis
Technical and navigation cookies are based on art. 122, paragraph 1, of the Privacy Code, which allows their use without consent, and on the legitimate interest of the Controller in providing a functioning and secure website (art. 6(1)(f) GDPR).
PostHog's analytics and measurement cookies involve storing a pseudonymous, persistent identifier on the device and reconstructing the user's journeys across pages and subdomains: they are therefore not purely anonymous analytics cookies that can be treated as technical cookies under the Garante's Guidelines of 10 June 2021. Their use is subject to the user's prior consent pursuant to art. 122 of the Privacy Code and art. 6(1)(a) GDPR. For this reason, on first access the Site displays a banner that allows consent to be given or declined with equal prominence, through the "Accept" and "Decline" buttons: until the user makes a choice, PostHog stays disabled and installs no cookies and collects no data. Consent is optional, specific, freely given and may be withdrawn at any time in the ways described in section 5, without any refusal affecting access to the content or features of the Site.
5. How to give, manage or withdraw consent
On first access to the Site a banner is shown with two equally prominent buttons, "Accept" and "Decline", and a link to this Cookie Policy. By choosing "Decline", or by continuing to browse without making a choice, no analytics cookie is installed. By choosing "Accept", the user consents to the activation of the analytics and measurement cookies described in section 3.
The user may change or withdraw the choice made at any time, as easily as it was given, by reopening the preferences panel through the Cookie preferences link. Withdrawal of consent does not affect the lawfulness of the processing carried out on the basis of the consent given before withdrawal.
In addition, the user can manage or delete cookies already present directly from the browser settings, blocking or deleting them at any time. Disabling technical cookies may impair some features of the Site. Instructions for the most common browsers are available at the following pages:
6. Transfers of data outside the EU
The cookies installed by the Site do not, in themselves, involve any transfer of data outside the European Economic Area to providers other than PostHog. PostHog, used for traffic statistics and measurement, hosts the data relating to the Site on infrastructure located in the European Union (eu.i.posthog.com, Frankfurt); any access to the data by PostHog Inc., based in the United States, is governed by the Standard Contractual Clauses under Chapter V of the GDPR, as indicated in the "Transfers outside the EU" section of the Privacy Policy.
7. Changes to this Cookie Policy
The Controller may amend or update this Cookie Policy, including as a result of changes in legislation or in the tools used. Changes are published on this page with the date of the latest update.
