Live Olbia like a local

Olbia is the gateway to north-eastern Sardinia: an international airport, a ferry port, the economic capital of Gallura and the perfect base from which to discover the Costa Smeralda without paying Porto Cervo prices. Propertize curates holiday homes, apartments and villas in Olbia and its seaside hamlets: Pittulongu, Lido del Sole, Bados, Marinella and Porto Istana.

Our Olbia portfolio includes apartments close to the airport and the port, beachfront homes in Pittulongu, villas with a pool in Marinella and Porto Istana, and value options in the city centre for anyone travelling for work or using Olbia as a hub for the Costa Smeralda. They suit every kind of traveller: couples after a romantic escape in a holiday home with a view over the gulf or the island of Tavolara, families with children, groups of friends and business travellers. Every property is prepared by our local team to hotel standard.

The seaside hamlets: Pittulongu, Lido del Sole, Bados

Pittulongu is the town beach of Olbia: 6 km from the centre, fine white sand, turquoise water, seafront restaurants and sailing schools. It is the favourite choice for those who want the sea on their doorstep without giving up the city's amenities. Lido del Sole, just north of Pittulongu, is a sheltered bay with pale sand and shallow water, ideal for families with children. Bados, further north still, is less well known to tourists but much loved by locals for its tranquillity. Marinella and Porto Istana, still within the municipality of Olbia but to the south, look out over the Tavolara Archipelago: long beaches, shallow sea and views of the islands. Porto Rotondo is 20 km away, Porto Cervo 30 km: the whole Costa Smeralda is within a half-hour drive.

Monti: the Gallura hinterland and Vermentino

Monti is a village in the Gallura hinterland, about 30 minutes from Olbia, at the heart of the production area of Vermentino di Gallura DOCG, the only Sardinian wine with a Controlled and Guaranteed Designation of Origin. This is the Sardinia far from the coast: vineyards on granite, cellars to visit, a slower pace and lower accommodation prices. A home in Monti is the right choice for anyone who wants to live the authentic Gallura while staying half an hour from the sea and the airport, and for wine and oenotourism enthusiasts. Here, Propertize curates homes in the village and the surrounding countryside, managed to the same standard as the coastal properties.

Things to do in Olbia and around

Olbia is not just a place you pass through. The historic centre has a Romanesque basilica (San Simplicio, 11th century), the Archaeological Museum by the port and Corso Umberto for shopping, aperitivo and dinner. A few kilometres away you'll find the Cabu Abbas nature park (a nuraghe and panoramic views), Lake Liscia for hiking and the Tavolara Marine Protected Area for snorkelling and diving. Daily boat trips set off from the port: Tavolara, Molara, the Isle of Mortorio, the Gulf of Cugnana. Over on the Costa Smeralda: Porto Cervo for shopping and a sunset aperitivo, Spiaggia del Principe and Spiaggia La Celvia for the most iconic photographs. A day in San Teodoro (40 minutes south) is well worth it, with La Cinta and Cala Brandinchi (the "Sardinian Tahiti").

Gallura cuisine

Gallura has a humble yet refined cuisine. Zuppa gallurese (bread, broth and cheese: in truth a rustic lasagne), chiusoni (Gallura-style gnocchetti), pulligioni (cheese ravioli), grilled fish at the port, lobster alla catalana in the more sophisticated restaurants of Porto Cervo. The cheeses: Gallura pecorino, casizolu. The wines: Vermentino di Gallura DOCG, considered one of the finest Italian whites, produced here on the pink granite. We point our guests towards hidden trattorias, wineries to visit and the seafront kiosks for an informal lunch.

Getting to Olbia

Olbia-Costa Smeralda airport (OLB) is the main air hub for north-eastern Sardinia: 4 km from the city centre, with direct flights from across Italy and Europe. The port of Olbia receives ferries from Civitavecchia, Livorno, Genoa, Piombino and La Spezia. For those travelling by car across Sardinia: Olbia is around 100 km from Sassari, 120 km from Nuoro and 270 km from Cagliari (3 hours by car). To get around we recommend hiring a car, essential for reaching the more secluded coves of the Costa Smeralda and the Tavolara Archipelago.

Tech, Mediterranean apartments with self check-in

Our Olbia homes are cosy (welcoming and well cared for), tech (smart lock, home automation, fast Wi-Fi), boutique (selected for design and standard) and often in a Mediterranean style. Every apartment offers self check-in: you receive the access code on the day of arrival and let yourself in whenever you like, even after midnight. It is the ideal solution if you land at Olbia-Costa Smeralda airport on an evening flight or arrive by ferry in the small hours — no waiting, no pressure over timings. For those who prefer it, we also arrange a check-in with the local team.

A complete service and fast 24/7 assistance

Self check-in doesn't mean being left to your own devices. Our team in Gallura is reachable 24/7 via WhatsApp, typically responding within 15 minutes, in Italian, English, French, Spanish, German, Russian and other languages. Every apartment is fully equipped — kitchen, washing machine, hotel-quality linen, a welcome kit with Sardinian products. Booking direct with us gives you the best available rates, with no external portal commissions, and stays with flexibility on length.
