People who own a home in San Pantaleo are rarely looking only for extra income. They are looking for someone to trust while they are away: someone who keeps the house the way they would keep it, who decides who sleeps in it, and who can coordinate an intervention if the pool pump fails on the twelfth of August. First the house is cleaned, then someone goes back in and checks it, room by room, against a list: surfaces and furniture, fabrics and mattresses, crockery and small appliances, outdoor areas and pool, lights, air conditioning, hot water, water pressure, network. Linen is hotel quality, changed at every stay and replaced when it starts to look tired, not when it tears.
If something is not right, it is fixed before check-in and we write to you with photos, without you having to ask. During the stay we answer guests around the clock in Italian, English, French, Spanish and German; for emergencies (water, power, cooling, locks) there is a local supplier on call even on the busiest August days. On request we arrange the service this clientele takes for granted: a pre-arrival grocery shop, a chef, transfers, a skipper and daily tidying.
4. Results and distribution
Once the house is right and the guests are the right ones, distribution does the rest. We list on Airbnb, Booking.com, Vrbo, HomeToGo and over 50 portals, with a channel manager and a single calendar, and we keep pricing aligned with real demand instead of a rate card written in January. What actually changes for an owner in San Pantaleo
San Pantaleo is not on the sea, and that is the thing to understand before deciding how to present the house. The village sits at the foot of the granite mountains, among the spires you can see from every terrace, and the beaches are a quarter of an hour down the road, with Porto Cervo and the Costa Smeralda about fifteen minutes away. People who book here know that and choose it: they want to wake up in silence with the rock in front of them and go to the sea when they decide to. An owner who presents the house as second best to the coast loses twice, because they invite comparison with houses that have the water below them and give up the one thing that is genuinely worth something here.
The second element is the Thursday market. It is not a curiosity for passing tourists: it is a fixture the international clientele knows, keeps in the diary and plans the stay around. Stalls of crafts, textiles and ceramics fill the church square and the village stays lively all day. A house a few minutes' walk from the square has an advantage that belongs in the listing, not left to be guessed; a house outside the centre has a different advantage, absolute quiet, and should be told that way.

5. And finally: what it costs
We come to the commission last on purpose, because someone with a house like this chooses the service first and the price second. Our fee is a percentage of revenue, deducted once payment for the stay has been received. There are no fixed fees, monthly subscriptions or hidden costs; we set the percentage after the survey according to the property and the services included. The proposal and management agreement state the term and termination conditions before signature. Weeks reserved for the owner are agreed in the calendar.
On the administrative side we handle everything: registration with Sardinia's regional system, the National Identification Code (CIN) application, communications to the authorities and the safety requirements set by short-let regulations (gas and carbon-monoxide detectors, fire extinguishers). We collect and pay the municipal tourist tax on your behalf. Short lets are eligible for the cedolare secca flat tax (21% on one unit of your choice and 26% on the second; from 2026, letting more than two flats short-term is presumed to be a business activity): if we collect on your behalf, we apply the withholding and issue you the Certificazione Unica.
