Our story and the Propertize philosophy
Propertize was born from experience gained in hospitality in some of the most exclusive destinations in the world, with one aim: to bring a new standard to holiday home management across Sardinia and Lombardy.
We combine expertise, technology and a deeply human approach to deliver carefully curated stays and dependable service for guests and property owners alike. We are an international team that speaks more than eight languages and believes in direct communication, in listening and in transparency.
Every property is looked after with care, from the way the spaces are presented to the day-to-day running, drawing out its story and turning it into a place where every traveller can feel genuinely at home.
We use one platform to schedule cleaning and maintenance, keep bookings in sync and give property owners a clear view of day-to-day operations. Learn more about our technology and how we run operations.
For guests, we prepare arrival information, support during the stay and practical guidance for using the home and exploring its surroundings. With owners, we agree in advance how to present the property, which dates to reserve and which tasks to delegate.
Where we operate
We were born in Sardinia, where we manage holiday homes and villas in some of the island's most sought-after destinations: Olbia and Golfo Aranci, Villasimius and the south-east, Cagliari and the Quartu coastline, Torre dei Corsari on the Costa Verde, Dorgali and Cala Gonone on the Gulf of Orosei. In Milan we look after centrally located apartments designed for those travelling for work or for a quality city break. We are also extending our operations to Sicily, starting with Pachino and the south-east of the island.
What we offer property owners
For those who entrust us with a home, we provide an end-to-end full-service offering: a free valuation of the property, optimisation of the styling and professional photography, management of all the paperwork (permits, registrations, tourist tax), publication on 50+ portals (Airbnb, Booking.com, Vrbo, HomeToGo), dynamic pricing, multilingual guest assistance 24/7 during active stays, professional cleaning and maintenance. Our model is simple: we work solely on a percentage of revenue. Propertize currently publishes a historical portfolio range of +30% to +140% versus previous management; it is neither an average nor a guarantee. The +200% figure, by contrast, is the growth in Propertize's own company turnover between 2024 and 2025: it is a different metric.
What we offer guests
For those staying in our homes, we provide a fully equipped kitchen, fast Wi-Fi, hotel-quality linen, a welcome kit with local products and check-in handled by our team. Multilingual support is available around the clock during active stays. Every property is assessed individually, from houses with gardens in Villasimius to sea-view apartments in Pittulongu, dune-view homes in Torre dei Corsari and design lofts in central Milan.
