The starting point

Before working with us, Massimiliano's home was rented out a few weeks a year, almost always in the peak summer months. The listing lived on a single portal, the photos were taken on a phone, and the calendar filled up slowly, often with last-minute discounts just to avoid an empty home. The paperwork — registrations, tourist tax, mandatory communications — weighed on an owner doing everything himself, in the gaps between a job and a family.

It is a situation we recognise well. Most of the homes we come across do not underperform because they are the wrong homes: they underperform because they are managed part-time, without a pricing strategy and without visibility on the right channels. The potential is almost always there. What is missing is the method.

What we changed

The first step was a site visit and an honest assessment of the achievable return, based on real comparable properties in the same area. Then we worked on the home itself: light home-staging touches, fittings tailored to the right guest profile, and a professional photo shoot that captured the light and the spaces as they are actually experienced by anyone who walks in.

On distribution, the listing moved beyond the single portal and was published and synchronised across more than fifty platforms — from Airbnb to Booking, from Vrbo to HomeToGo — with a dynamic pricing system that adapts the rate day by day to seasonality, events and real demand. This is not about chasing the highest price: it is about filling the calendar on the best terms, cutting empty nights without giving away the peak weeks.

Around all of this sits the day-to-day operation the owner never sees: 24/7 multilingual guest care, check-in and check-out, hotel-standard cleaning, linen changes, routine maintenance and review management. And there is the administrative side — permits, the national identification code (CIN), tourist tax, compliance — entirely on our shoulders.

The result, in short

In the video Massimiliano puts it in his own words: the home's income has more than doubled compared with the previous arrangement. It is a result in line with what we see across the other properties we manage in Sardinia, where measured uplifts on annual revenue range from +58% to +119.5% versus the previous arrangement. These are real figures, drawn from homes under management, and like any figure they should be read with context: the season, the location, the property type and its condition all make a difference, and no result is guaranteed in advance.
