Villasimius, the south-east of crystal-clear sea
Villasimius is one of the most loved destinations in south-east Sardinia: white beaches, crystal-clear waters, the Capo Carbonara Marine Protected Area and a still-authentic hinterland. Propertize selects and manages the best holiday homes in the area, so that every stay is cared for like that of a luxury hotel, with the freedom of a home.
Our portfolio in Villasimius is built above all around detached houses with a private garden, a patio, a terrace or a pergola, homes with a private outdoor space, perfect for those who want to live outdoors without sharing spaces with other guests. They are ideal for couples looking for a romantic escape in holiday homes with views over the sea, for families with children (a safe garden), for those travelling with a dog (pet-friendly with a fenced area) and for groups who want to dine al fresco under the pergola. We also have villas with a private pool and sea-view apartments in the more central areas. Every property is prepared by our team: a fully equipped kitchen, fast Wi-Fi, hotel-quality linen and a welcome kit with local products.

Villasimius sits on a headland, and the practical consequence is that a windy day moves the beach rather than ruining it. You do need a car, though, and it should be booked early: between July and August the island genuinely runs out of them.
We choose our homes here on two things that matter more than a view in August: a parking space, because parking is the village's number one problem, and outdoor space usable in the afternoon. If you are travelling with small children, say so: it changes which beach you want to be near.
Detached houses with a garden, patio, terrace or pergola
What sets us apart in Villasimius is our portfolio of detached houses with a private outdoor space. Depending on the property you will find a private garden with a lawn and Mediterranean planting, a shaded patio for breakfast, a terrace with sea views for a sunset aperitivo, or a wooden pergola for dining outdoors. Some houses have it all: a garden at the front, a pergola at the back, a terrace on the upper floor. It is the kind of property sought by families and groups for whom an apartment is not enough but who do not want the formality of a resort either. Find out more in our guide to houses with gardens in Sardinia, or filter by detached house with garden, houses with a pergola or house with a sea-view terrace directly in the catalogue.
Villasimius for families with children
Villasimius is among the Propertize destinations most in demand from families with children: beaches with shallow seabeds (Campus, Campulongu, Spiaggia del Riso), houses with a fenced garden where the little ones can play safely, and a quiet, pushchair-friendly town. See our selection of family holiday homes in Sardinia for all the child-friendly services available on request.
Self check-in, multilingual, direct prices
Every home in Villasimius supports self check-in: you receive the code and arrive whenever you like, even after dinner once you have landed at Cagliari-Elmas. During active stays, our local team is reachable 24/7 via WhatsApp in Italian, English, French, Spanish and German. Booking on our own site gets you the best rates, without the fees charged by large portals.
The beaches of Villasimius not to be missed
Villasimius owes its fame to its beaches. Porto Giunco, recognisable for its tongue of white sand overlooking the pink Notteri lagoon, is often listed among the most beautiful in Italy. Punta Molentis is reached by crossing a rocky isthmus that opens onto turquoise waters: access is limited in high season to protect the Marine Area. Spiaggia del Riso takes its name from its rounded, brilliant-white grains of sand, while Simius is the town beach, dominated by the Spanish fortress. Cala Pira, with its Aragonese tower and juniper woodland, is perfect for those after a less fashionable atmosphere; Campus and Campulongu are ideal for families with children thanks to their shallow waters.
Each of these beaches has its right day, and it depends on the wind: we explain it in the dedicated guide to the beaches of Villasimius, along with parking and compulsory bookings.
What to do in Villasimius beyond the sea
The Capo Carbonara marine protected area, boat trips to the Isola dei Cavoli, the harbour in the evening. The rules of the protected area and what needs booking are in our guide to Villasimius beaches.
Getting there and when to go
Villasimius is about 50 km from Cagliari-Elmas Airport: 45 minutes by car along the SS125 Orientale Sarda. From Olbia the journey is around three hours, crossing the south of Sardinia. A rental car is the best choice: it lets you reach the more secluded coves of the south-east on your own, from Costa Rei to Cala Sinzias. The beach season runs from May to October; June and September are our guests' favourite months, with temperatures between 25 and 28 degrees, a sea that is already warm and less crowded beaches. August remains the liveliest month, with events, festivals and a buzzing nightlife.
If you are flying in, the guide on Cagliari airport to the city centre covers train, taxi and transfer; for the full picture of flights, ferries and distances there is getting to Sardinia.
The flavours of south-east Sardinia
Seafood cooking, with the day's catch from the harbour and fregola. Outside the peak months many places close, so in the house we leave an up-to-date list of the ones that stay open: that is the information you actually need in May or October.
Villasimius with children: the safest beaches
Villasimius is one of the most family-friendly destinations in all of Sardinia. The beaches of Campus and Campulongu have shallow seabeds and calm waters, ideal for little ones. Simius is supervised and easily reached on foot from the town. Spiaggia del Riso, with its rounded, soft grains of sand, is a unique tactile experience for children. Our detached houses with a fenced garden are perfect for families: a private outdoor space where children play safely, an equipped kitchen for cooking at any hour and linen provided. Many properties accept pets. Ask our team for the best option for your family.
Why choose a Propertize home
A Propertize holiday home in Villasimius is not an anonymous place to stay: it is a curated stay. We communicate in Italian, English, French, Spanish, German and other languages too. During an active stay, our local team provides real-time support around the clock: help with a shop before arrival, a private airport transfer, a boat trip or the right restaurant for the occasion. The homes are chosen one by one: we check standards of cleanliness, equipment, safety and furnishings before listing them. For owners considering professional management of a home in Villasimius, Propertize currently publishes a historical portfolio range of +30% to +140% versus previous management; it is neither an average nor a guarantee. We provide a free, property-specific valuation before any decision. Find out who we are.
