Owners in Cannigione usually open the house in July, use it for a fortnight and shut it again in September. That is a shame, because this is one of the few parts of Gallura where the calendar also fills up before and after the peak. We take the whole thing off your hands: listing, pricing, guests, cleaning, paperwork. You get the bank transfer and the monthly report, and you pay a percentage only on what the home has actually earned.
How much it can earn, and how many portals it reaches
In Cannigione the right question is not how much the mid-August week earns, because that one sells anyway: it is how many weeks around it you manage to sell. Here the annual total is made in June and September, and that is where you see the gap between a home that is managed and a home left on one portal with the same rate from May to October. What yours takes in then depends on very material things: how many people it sleeps comfortably, how close it is to the marina and the shops, whether it has air conditioning and outdoor space that is usable in the evening. What actually changes if you own a home in Cannigione
Cannigione does not face the open sea: it sits inside the Gulf of Arzachena, and that changes everything. The water here is calm and sheltered, the seabed stays shallow for a good distance and the wind is felt far less than on the exposed coast. For an adult that is a detail; for a family with a two or three-year-old it is the reason they pick this village and not another. For an owner it means your typical guest is not the traveller passing through for two nights: it is a household staying a week or two, bringing the pushchair, cooking at home and happily coming back the following year if the stay went well.
The most useful consequence shows up in the calendar. Families with small children are not tied to school terms in the same way, and above all they deliberately look for the months with fewer people: demand here also moves in June and September, when the sheltered water is still, or already, enjoyable. Compared with the average for nearby resorts the season runs a little longer, and for an owner those extra weeks are the part that genuinely changes the yearly total. What to ask a property manager before handing over a home in Cannigione
For a mid-range home in a family village you do not need the most famous manager: you need the one who does the boring things properly. Before signing, check these points:
- How they set up June and September. If the answer is "same rate as summer", they are giving up the most profitable part of your season.
- Where their pay comes from. A fixed fee you pay even with an empty calendar; a percentage you pay only once the home is sold.
- How many channels they really use, and whether those channels talk to each other. One portal, in an area with heavy foreign demand, is a limit.
- Who is on the ground between one guest and the next, and how fast they get there if something breaks in high summer.
- Who takes on the CIN, the regional system and the Arzachena tourist tax, and what happens if a deadline slips.
- What they show you each month: nights sold, income, costs, reviews. If it is not written down, you cannot check it.
